Conquest Real Estate, your connection to new construction homes Novi MI, advises investors in doing the search for homes for sale in Novi with this blog post.

Every purchase starts with a search for the right item. We have this principal in shopping for little items, what more, if you’re looking into acquiring homes for sale in Novi? While chances are you may have found a prospective home you wanted to buy, you still want to do a bit of scouring around and discover other options which may benefit you.

If you are interested to purchase homes for sale in Novi MI, there are many ways to start a search. However, we’re listing down the top two popular means to get you started, and see which can give you a good launch into the process.

1.      Research online. With the progress brought about by technology, you can easily discover the house that you wanted without stepping out of your desk. The Internet offers a highly updated database of homes for sale in Novi, and there’s a great chance you can list down a handful of homes you would want to see. Of course, we recommend that you personally visit the site once you discover it online. This way you can determine whether every specification written on its details is actually true and not an embellishment—whether intentional or accidental.

2.      Go to your real estate agent and see homes from their Multiple Listing Service (MLS). A Multiple Listing System (MLS) search is an efficient and effective means of finding home. The MLS is used by credible real estate agents to help you find which real estate properties are listed in the areas where you want to live are available on the market.  Many companies offer these services, helping interested buyers to narrow down their search and lessen the time and effort in their search for homes for sale in Novi MI.

You can do both or just one, but certainly you can’t skip having a real estate agent to accompany you in the whole home buying process. These experts are the ones most familiar with the Novi home buying trade, and you can have many benefits in having them by your side. To begin your search, consult the pros in their local Novi site, http://NewConstructionHomesNoviMI.blogspot.com.

Commercial real estate momentum grows

Commercial real estate momentum grows

Ted Benning

Last week the Atlanta Business Chronicle had its annual “Best in Real Estate Awards” presentation at the Fox Theatre.

It was a sold out event, with more than1,500 people in attendance. The Chronicle put on a good event with a well-paced awards ceremony, good food and good company.

There was a great crop of deals to celebrate. We have come a long way from the 2009-2010 awards when there were so few deals in the current year that the event was named the “Deal of the Decade” awards!

The last five years we have seen many good and some not so good organizations fail. The storms of economic change hit the region. Many organizations were washed or blown away due to poor planning or the circumstances of change.

But many were not.

These organizations have had the leadership and good fortune to be able to operate at different capacities in an altered market place.

They have had the spirit of resurgence that marks Atlanta and the state of Georgia.

They did not give up while the winds of the storm were upon us. They have survived and if the “Best in Real Estate Awards” were any indication, it looks like a little modest business success is coming our way. The region is fortunate to have great leaders in the real estate industry. The state of Georgia is a great place to locate your business.

Without sounding like Chamber of Commerce commercial, I have traveled all over the world and there is no other place like Georgia when it comes to people, resources, transportation and communication. The Georgia Department of Economic Development is doing a great job attracting good business to Georgia.

Many local, city and county governments also see the value in cooperating with business to bring jobs and a better tax base to their communities. Developers are thinking “outside the box” of the early 2000’s to find adequate capital for real estate investments.

The real estate community knows how to assemble successful teams of real estate agents, architects engineers and contractors to bring the deals on line.

The momentum seems to be shifting in a positive way.

This is important, as you need to determine what kind of area you will be building on, and if there are other expenses associated with it. If you have chosen a flat land, you are more likely to save money than if you buy a space that still needs to be cleared. Another factor that adds to the overall cost is the location of your home.
3.      Get your team ready. You will need a team of professionals to construct your home. Most likely, you will have a credible builder, a surveyor, an architect, and most importantly, a realtor to back you up in all your needs. Here in Novi, we have a group of expert realtors focusing in the community. Find out more about them at http://NewConstructionHomesNoviMI.blogspot.com.
4.      Choose your plan. You can either pick one from a catalog, or have your Novi new construction homes built with your special preference. Custom designed homes will require a licensed architect. Choose a plan that will meet all your needs and wants in the years to come.
5.      Learn to negotiate. This is where your realtor can greatly help you. Make sure you have a written contract, signed and dated by your developer. Document all the progress and make sure to amend the contract if your team alters the Novi new construction project later.

How to Determine Price for New Construction Homes in Novi MI

Conquest shares how much new construction homes in Novi MI will cost to purchase can be determined by looking at several different factors.

So, you’ve long been looking into home magazines and you’ve been wishing for a home of your own. You’ve seen the fresh, modern new construction homes in Novi MI that are custom-built just as how their owners want it. However, you take a step back, breathe a sigh, and ask yourself, “Can I afford it?” Now everything seems to be spoiled by that one question.

Well, it doesn’t have to be financially restricting, as long as you know what you’re paying for and be sure that you’re not going too far. To plan your budget, Conquest (http://NewConstructionHomesNoviMI.blogspot.com/p/about-us.html) is right here to help you with these guides:

1.      Meet with the local homes for sale in Novi MI builders, specifically those who build houses that are similar in features of the home you wanted. They will tell you how much, per square foot, they usually charge for home construction as such. They may even give you an estimate costing of how your home may cost entirely. It is important, however, to know what are the other factors included in the price. See if these builders can provide you detailed information of possible materials they will use.
2.      Check out the square footage. See those new construction homes in Novi MI that are the closest to the home you want. Find out the price of the home, minus the price of the land, and divide that amount by the square footage of the lot. Use various new homes in your community to get an overhead approximate of the price.
3.      Don’t expect the listed price to be your only expense. Instead, be prepared for additional expense. Some features cost more, including the most expensive areas: the kitchen and the bathroom. Additionally, the number, size and quality of windows can also affect the cost. Other factors include vaulted ceilings, high roof pitches, and others. Use new construction homes in Novi MI with similar styles and features to have the closest estimate for your house.

Even small details in the design of your house can make a big difference in the overall price. Factors to consider are the size of the home, the architecture, cost overruns and market conditions. Estimate construction expenses even before you start on selecting blueprints. Learn more about buying homes for sale in Novi MI by visiting the blog http://NewConstructionHomesNoviMI.blogspot.com.
